TREB FEST 2015 WAS A HUGE SUCCESS

The event, which took place at CUBE nightclub, featured door prizes, a silent auction, an amazing DJ and dancing, and a range of specialty entertainment such as an astrologer, a handwriting analyst, and a henna artist.

More than 300 Greater Toronto REALTORS® took part and raised more than $8,000 for Camp Winston. A registered charitable organization, Camp Winston provides recreational opportunities in a beautiful Muskoka setting for children with neurological conditions such as Autism, Attention Deficit Hyperactivity and Tourette's Disorder.

In a presentation to the City’s Budget Committee Tuesday, The Toronto Real Estate Board presented its views on the City’s proposed 2016 Operating Budget, focusing on two key homeowner issues, fair property taxes and inflationary adjustments to the Municipal Land Transfer Tax (MLTT), while respecting Mayor Tory’s MLTT election mandate and commending his leadership to ensure equity for taxpayers.

TREB has released a Market Year in Review & Outlook Report with never before seen housing data.

This report is full of valuable information that will further help the way over 43,000 real estate professionals assist their clients and also sheds light on the liveability and economic competitiveness of the Greater Toronto Area (GTA) and the wider Greater Golden Horseshoe (GGH).

Contents of the report include:

  • Never before seen Ipsos statistics on recent and intending home buyers that will assist REALTORS® in serving the public, including:
    • The share of households who purchased a home in the last year or who plan to purchase one over the next year.
    • Types of homes that respondents purchased or plan to purchase including price information.
    • The share of respondents who bought or who plan to buy a new or resale home.
    • Down payment amount, mortgage rate and term of the actual or planned purchase.
    • The share of actual or would-be purchasers that are first-time home buyers.
    • Information on the renovation plans of recent and prospective purchasers.

TREB Makes Presentation to Toronto Budget Committee

TREB recently presented its views on the City of Toronto's proposed 2016 Budget during public hearings held by the City's Budget Committee.  TREB emphasized the need for inflationary adjustments to the City's Land Transfer Tax to ensure first-time buyers and people purchasing average priced homes continue to benefit from relief measures built into the tax, as intended.

If TREB is your Home Board and you haven't yet paid your 2016 OREA & CREA dues, the deadline for payment is Sunday, January 31, 2016. The invoice was sent to your email address on record with TREB. You can view and pay it in e-Commerce on Stratus.

If payment is not received by Sunday, January 31, 2016, then a Member's membership is deemed not to have been renewed and membership privileges will cease immediately without further notice. In order to avoid any possible interruption in service and a $100.00 reinstatement fee, please ensure that payment is received at TREB by Sunday, January 31, 2016.

On January 18, 2016, the Toronto Real Estate Board launched its inaugural Market Year in Review & Outlook Report at Toronto's Parkview Manor.

On hand to present were Benjamin Tal, CIBC World Markets Deputy Chief Economist; Jason Mercer, TREB's Director of Market Analysis; Sean Simpson, Vice President, Canada, Ipsos Public Affairs; Bryan Tuckey, BILD President & CEO; George Carras, Founder of RealNet Canada Inc. and President of RealStrategies Inc.; as well as TREB CEO John DiMichele and TREB President Mark McLean.

2016 a transitional year for the global economy

Tal kicked off the proceedings with an overview of global economic conditions and how they relate to Canada, including a discussion of how economic trends in the year ahead will impact the real estate market. Tal called 2016 a year of transition for the global economy and stressed the need for the real estate industry to provide consumers with more information about the market.

2016 could be another record year for the market

Next, Mercer and Simpson took the stage to provide the audience with a 2015 year in review and 2016 market outlook that was punctuated by never before seen results from two TREB-commissioned Ipsos Reid survey of recent and intending home buyers. In looking forward to the year ahead, Mercer suggested that whether we have another record year or the best year on record will depend on two things: the direction of borrowing costs and the availability of listings. Meanwhile, Simpson shared Ipsos results that demonstrated first-time home buyers will represent a large share of transactions in 2016, suggesting that GTA households remain confident in home ownership as a long-term investment.

The future of new homes will be "taller, smaller and more expensive"

Tuckey and Carras provided the audience with a glimpse of trends in the new home market and insight on what it is like to build within today's policy framework.  Tuckey highlighted the challenges faced by the new home industry in today's land use and regulatory policy framework while Carras demonstrated how new housing stock is getting smaller and more expensive, saying the future of the new home market will be "taller, smaller and more expensive."

Improvements in transit, public infrastructure and housing key to GGH competitiveness

Finally, TREB CEO John DiMichele and TREB President Mark McLean discussed what makes the Greater Golden Horseshoe region great and what it will take to continue to improve the region's competitive position on the world stage in the future. They urged all stakeholders to stop thinking in silos and to work collaboratively to improve transit, public infrastructure and housing options and affordability.

Tenth Annual Past President's Scholarship Awards

TREB's Past President's Scholarship Program, now in its tenth year, expanded in 2012 to include two additional scholarships. Two $5,000 first-place scholarships and two $2,500 second-place scholarships will be awarded on behalf of REALTORS® to four graduating high school seniors pursuing post-secondary education.

Based on community involvement and a 1,000-word essay, the awards will be presented to the four winners in the spring.

This year's essay topic choices are:

  1. Home ownership is widely accepted as a cornerstone of good financial planning and wealth management for individuals and families. In contrast, the benefits of home ownership on other aspects of the lives of individuals and families gets much less attention. How and why can owning a home impact non-financial aspects of individuals' and families' lives, such as social and community interaction, health and well-being, and educational achievement?

  2. Although "affordable housing" is a priority public policy issue, there is often differing and competing understandings of what this term includes. In some instances, "affordable housing" refers only to government subsidized social housing units, and in other instances it is more broadly defined to refer to the affordability of the broader, non-government subsidized, rental and ownership real estate markets. Provide an analysis of government definitions of "affordable housing", and articulate how public policies regarding "affordable housing" may or may not affect the affordability of housing in general.
The deadline for application is Tuesday, March 22, 2016.

Silverlight Version of Public Records Retiring Jan. 27

After Wednesday, January 27, when you click the Public Records link in the Info Centre menu, the HTML5 version of Public Records will directly open. There will no longer be a choice offered between the HTML5 version of the application and original Silverlight version. After the phase-out period, which began in the spring of 2015, the Silverlight version is being retired.

The HTML5 version of Public Records is accessible across platforms and requires no plug-ins.

Toronto Real Estate Board President Mark McLean announced that Greater Toronto Area REALTORS® reported 6,073 condominium apartment rentals through TREB’s MLS® System in the fourth quarter of 2015. This result represented a substantial 20.7 per cent increase compared to 5,032 rentals reported in Q4 2014.
